Drainage Installed by Experienced West Cornwall Contractors

Drainage is the system of pipes, trenches, chambers and soakaways that carries surface water and wastewater away from buildings, driveways and land to a place it can safely and legally go. When it is designed and laid well, you never notice it.

That is the standard we work to. Every run is laid to a fall, every soakaway is planned around how freely the ground drains, and every connection is made with the long term in mind.

As drainage contractors, Luna Maintenance Ltd installs domestic, farm and land drainage across West Cornwall, from a single soakaway to the drainage for a whole yard. We dig it on our own machinery, lay it ourselves and reinstate the ground afterwards.

The Drainage Work We Carry Out

Soakaways

New soakaways for driveways, roofs, patios and yards, sited and sized around how freely your ground absorbs water.

Septic tanks

New and replacement septic tanks, installed with the outlet arrangement your site and the current rules require.

Land drainage for wet fields and yards

Land drains laid to fall across wet paddocks, fields and yards, carrying water to a ditch, outfall or soakaway. On a farm, it can run alongside our agricultural groundworks.

French drains

Gravel-filled trenches with a perforated pipe, collecting water from the foot of a slope, the side of a wall or a waterlogged lawn. Our guide to french drains explains how they work.

Surface water drainage

Channel drains, gullies and soakaways for driveways, yards and hardstanding, so water leaves the surface instead of standing on it.

Foul and surface water runs

New drainage runs and inspection chambers for homes and outbuildings, laid to fall and connected with care.

Drainage within a groundworks job

Drainage laid as part of a wider project, so the foundations, base and surface all go in with the water already handled.

Our Drainage Work

Our drainage work ranges from deep pipe runs and domestic chambers to french drains wrapped in membrane and the drainage channels beneath new horse arenas. Every photograph on this site is our own team on our own work.

What Expert Drainage Does for Your Property

Dry, usable groundLawns, paddocks and yards that drain freely stay usable through the wetter months, instead of turning soft every time it rains.

Foundations and surfaces protectedWater carried away from walls, slabs and driveways keeps the ground beneath them stable and the surfaces on top in good condition.

Drainage that meets the rulesSoakaways, septic tanks and surface water installed to the Building Regulations and the Environment Agency rules that apply to them.

One contractor from dig to reinstatementWe excavate, lay, backfill and reinstate the ground ourselves, so there is no gap between the drainage going in and the surface going back.

How a Drainage Job Runs, Step by Step

Every drainage job follows five steps:

1

Get in touch.

Call 07460 077745 or send the form, telling us where water is collecting or what you need drained.

2

Free site visit.

We look at where the water comes from and where it can go, the falls, the ground and the access for machinery.

3

Written quote.

The drainage layout, the specification and the price, set out in writing before any work starts.

4

Excavate and install.

Trenches dug to fall, pipes, chambers, soakaways or tanks installed, and every run checked before it is covered.

5

Reinstate and hand over.

The trenches are backfilled, the surface is reinstated, and we walk you round the finished system.

Why Choose Luna Maintenance for Drainage

Building Regulations Approved Document H sets the standards for drainage and waste disposal in England. For rainwater, it sets an order of preference: an adequate soakaway or other infiltration system first, then a watercourse, and a sewer only where neither is reasonably practicable. That hierarchy shapes every surface water system we plan.

Confined space trained. Our team is trained for work in chambers and deep excavations.

The right machine for the ground. 2-tonne minis for gardens and tight access, and the 14-tonne excavator for long land drainage runs.

Farm and domestic experience. From septic tanks and soakaways at home to land drainage across fields and yards.

Accredited and insured. CHAS accredited, a Constructionline Gold member and fully insured.

Your Contractor: Ross Kitto

Ross Kitto, director of Luna Maintenance, has 29 years in the trade and formed the company in 2023. He leads a close team of five that digs, lays and reinstates its own drainage, on its own machinery, for homes and farms across West Cornwall.

The team is CPCS-carded on plant and confined space trained.

“Drainage is the part of a job nobody sees once it is finished, so we hold it to the same exceptional standard as the surface on top,”

says Ross Kitto, director of Luna Maintenance Ltd.

What Your Drainage Quote Covers

Every drainage job is priced after a free site visit, because the ground and the route the water takes decide the work. Your written quote sets out:

the drainage layout, the runs and where the water goes
the excavation: length, depth and the machinery needed
the materials, such as pipe, chambers, stone, membrane, soakaway units or tank
what happens to the spoil, including muck away arranged as part of the job
reinstatement of the surface once the drainage is in

If the ground needs something different once it is opened up, we talk it through with you before carrying on.

Drainage Questions

What is a french drain and do I need one?
A french drain is a trench filled with gravel around a perforated pipe, which collects groundwater and surface water and carries it to an outfall or soakaway. You may need one where water collects against a wall, across a lawn or at the foot of a slope. We look at where the water comes from at the site visit before recommending one.
What drainage work do you do?
We install soakaways, septic tanks, land drainage for wet fields and yards, french drains, surface water drainage for driveways and yards, and foul and surface water runs with inspection chambers. We also lay drainage as part of wider groundworks, so a new base or surface goes in with the water already handled. Farm and domestic work are both covered.
Do you install soakaways?
Yes. We install soakaways for driveways, roofs, patios and yards across West Cornwall. A soakaway works by letting water soak back into the ground, so its size and position depend on how freely your ground drains and how much water it has to take. We assess both at the site visit before setting out the soakaway in your quote.
Do you install septic tanks?
Yes, we install new and replacement septic tanks. Under the Environment Agency general binding rules, in place since 2020, a septic tank that discharges directly to a watercourse must be replaced or upgraded. If you are buying, selling or replacing an older system, we can look at your current arrangement at a free site visit and set out what is needed.
Can you drain a wet field or yard?
Yes. We lay land drains to fall across wet fields, paddocks and yards, carrying the water to a ditch, an outfall or a soakaway. The layout depends on the slope, the soil and where the water can go. For yards, surface water drainage keeps the water moving off the concrete instead of standing on it.
Where can surface water go legally?
Surface water from your property should be dealt with on your own land, usually through a soakaway, a permeable surface or a drain to a border, or taken to a watercourse or sewer where that is permitted. It must not run onto the road: under section 163 of the Highways Act 1980, the highway authority can require you to stop it.

Ready to Sort Out Your Drainage?

Tell us where the water is collecting or what you need drained, and we will come and look at the ground with you. The site visit and the written quote are both free.
