Patios Laid From the Base Up

A patio is a hard-paved area of your garden, usually beside the house, made from slabs bedded on a compacted base and laid to a gentle fall so rainwater drains away.

What you see is the paving. What decides how it performs is underneath: how deep the ground was dug, how well the sub-base was compacted, how each slab was bedded and which way the water was sent. Those are groundworks decisions, and groundworks is our core trade.

Luna Maintenance Ltd carries out patio installation across West Cornwall, from a new terrace outside the kitchen to a patio laid as part of a full garden redesign. We dig out with our own machinery, build the base with our own team and lay every slab ourselves, so one contractor is responsible from the first dig to the final joint.

The Patio Work We Carry Out

Porcelain patios

Porcelain is dense, hard-wearing and resists staining, which makes it a fine choice for a modern patio. Because it absorbs so little water, it is bedded with a method made for porcelain, and every cut is planned so the joints line up cleanly.

Sandstone and natural stone patios

Sandstone and other natural stone bring texture and variation that suit traditional Cornish homes and gardens. Each slab is set out and bedded individually, with the thickness and character of the stone taken into account.

New patios and terraces

A new paved area outside the kitchen, the living room or at the far end of the garden, set out with you to the size and shape you want and laid to falls that carry rain away from the house.

Replacing an old patio

Tired, uneven or cracked paving lifted, the old base dug out and muck away arranged as part of the job, then a new patio built from a fresh, compacted base.

Garden paths linked to the patio

Paths that run from the patio to the rest of the garden, laid on the same firm base so the whole layout feels connected.

Edges, thresholds and drainage

Restrained edges that stop paving creeping, the patio level set below the damp-proof course of the house, and drainage provided where the ground needs it.

Our Patio Work

Our patio work includes finished porcelain and sandstone patios, alongside complete garden redesigns. Each one was dug out, based and laid by our own team, with the falls set before the first slab went down. See more of our jobs on our work page.

What an Expertly Laid Patio Gives You

A patio that stays flatA sub-base compacted in layers over firm ground, with every slab fully bedded, keeps paving level and stops the rocking and sinking that spoil a patio over time.

A surface that dries quicklyFalls set away from the house carry rain off the patio, so it is ready to use soon after a shower rather than holding puddles.

A house that stays dryThe finished level sits below the damp-proof course, with water directed away from the walls instead of towards them.

A patio that suits your homePorcelain or natural stone, laid in a pattern and size chosen with you, so the finished patio looks as though it has always belonged to the house.

Why Choose Luna Maintenance for Your Patio

Where the rain from a patio goes is a building matter as well as a garden one. Building Regulations Approved Document H covers drainage, including rainwater from hard surfaces, and it favours letting water soak into the ground where conditions allow. We design each patio so its falls and drainage send water to a border, a soakaway or an existing drain, never back towards your house.

The groundwork is ours. Excavation, sub-base and drainage are carried out by our own team with our own mini diggers, dumper and whacker plate.

Access for any garden. Our 2-tonne mini diggers reach back gardens through narrow side paths, so even awkward plots get the full groundwork.

Accredited and insured. CHAS accredited, a Constructionline Gold member and fully insured.

Your Contractor: Ross Kitto

Ross Kitto leads Luna Maintenance and brings 29 years in the trade to every patio we lay. He formed the company in 2023 and leads a close team of five who dig, base and lay every job themselves.

You meet the team at the site visit, and that same team arrives with our own machinery to build your patio, so there is no handover between the person who planned it and the people who lay it.

“We look at every detail of a patio, down to the smallest, from the falls to the last cut, because that is what you will see every time you walk outside,”

says Ross Kitto, director of Luna Maintenance Ltd.

What Your Patio Quote Covers

We do not publish prices, because the cost of a patio depends on far more than the paving. The ground, the levels and the access all play a part. The site visit and the written quote are both free.

Your quote sets out:

the area, the levels and the falls
digging out, and muck away arranged as part of the job
the sub-base build-up and how it is compacted
the paving, the bedding and the jointing
edging, thresholds and any paths
drainage and where the water will go

Everything we agree is in writing before work starts.

Patio Questions

Do you lay porcelain patios?
Yes. Porcelain patios are a large part of our garden work. Porcelain is dense and absorbs very little water, so it needs a bedding method suited to it and careful cutting to keep the joints crisp. We lay each porcelain patio on a compacted sub-base with the falls set first, and we can talk through colours and slab sizes at the site visit.
Should I choose porcelain or natural stone for my patio?
Porcelain is uniform, low-maintenance and resists staining, which suits modern homes and clean lines. Natural stone such as sandstone has texture and variation that suit traditional houses and cottage gardens, and it weathers in over time. Both need a firm base and correct bedding. We will help you weigh up the look, the upkeep and the setting at the site visit.
What base does a patio need?
A patio needs ground dug out to a firm formation, a layer of sub-base laid and compacted, and a bedding layer that fully supports each slab. The depth of the sub-base depends on the ground, with soft or clay ground needing more. Falls are set at the base stage, so water runs off the finished surface and away from the house.
Do I need planning permission for a patio?
A patio at or close to ground level in a back garden usually does not need planning permission. Raised patios, listed buildings, homes in a conservation area and paving over a front garden can be different, so it is worth checking with Cornwall Council if any of those apply. We will raise anything that needs checking at the site visit.
What affects the cost of a patio?
The biggest factors are the size of the patio, the material you choose, the levels and how much ground needs to come out. Access matters too, because a garden reached only through a narrow side path takes longer to work in. Drainage, edging and any paths linked to the patio also play a part, and all of it is set out in your written quote.
Can you add garden paths too?
Yes. We can lay garden paths alongside a new patio, connecting it to the drive, a shed or the far end of the garden. Paths are built on the same compacted base as the patio, with restrained edges and a gentle fall, and can be laid in matching paving so the whole space feels like one design.
