Expert Groundworks in West Cornwall, From Site Clearance to Foundations

Every building, arena, driveway and patio depends on the ground beneath it. We clear the site, excavate, drain and lay the foundations, then hand over a base ready for whatever is built on it, whether that is a new home, a farm building or a garden project.

Groundworks Carried Out by an Experienced West Cornwall Contractor

Groundworks is the preparation of the ground before anything is built on it: site clearance, excavation, foundations, drainage and the sub-base that a building, slab or surface sits on. It is the first stage of almost every construction project, and the least visible once the job is finished.

That is exactly why it rewards care. The levels, depths and drainage decided at this stage shape how everything above them performs for as long as it stands.

Luna Maintenance Ltd carries out groundworks for self-builders, builders, farms and homeowners across West Cornwall, from a single outbuilding base to the complete package for a new build. As excavation contractors with our own machinery, we take the job from the first dig to a base that is ready for the next trade.

The Groundworks We Carry Out

Site clearance and preparation

Vegetation, topsoil and old surfaces cleared, with breakers for concrete and rock, so the site is ready to excavate.

Excavation and reduced level digs

Bulk excavation with the 14-tonne excavator, and tight-access digs with our 2-tonne minis. Its iDig machine control helps hold levels across the whole dig.

Foundations and footings

Trench footings and foundations dug to the width and depth your drawings and building control require, ready for concrete.

Drainage and service trenches

Foul and surface water runs, soakaways and trenches for services, laid to fall. See our drainage service for the full range.

Bases and slabs

Prepared and compacted sub-bases for slabs, shed bases and workshop floors, with the pour itself covered by our concrete works service.

Setting out

Lines and levels marked from your drawings before the first bucket goes in, through our setting out service.

Excavation for retaining walls

Cutting back sloping ground and preparing the footing for retaining walls.

Spoil and muck away

Spoil reused on site where it suits the job, and muck away arranged as part of the work where it needs to leave.

Groundworks and Drainage Services

The ground prepared and drained properly before anything is built on it.

Our Groundworks Across West Cornwall

Our groundworks range from the pads beneath steel-frame farm buildings and the bases of horse arenas to large slab pours, deep drainage runs and foundation setting out on farm sites. Every photograph on this site is our own team on our own work.

What Expert Groundworks Gives Your Project

A structure that stays soundFoundations and bases matched to the ground and the load mean the building, slab or surface above them stays level and true.

Water that goes where it shouldDrainage planned in from the start keeps foundations dry, stops water standing on finished surfaces and protects the work around it.

One team from the first dig to the baseClearance, excavation, drainage and foundations carried out by the same people on the same machines, with no gaps between trades.

A site that stays organisedSpoil managed as the work goes, muck away arranged where needed, and a clean, level base left ready for your builder or the next stage.

How a Groundworks Job Runs, Step by Step

Every groundworks project follows the same five stages:

1

Get in touch.

Call 07460 077745 or send the form with an outline of the project, the site location and any drawings you have.

2

Free site visit.

We walk the ground with you, look at access, levels, soil and drainage, and talk through how the job would run.

3

Written quote.

The work, the specification and the price, set out in writing before anything starts.

4

The groundwork.

Clearance, setting out, excavation, drainage and foundations, carried out by our team on our own machinery.

5

Ready for the next stage.

The site is left clean and level, with a walk-round so you can see exactly what has been built before your builder takes over.

Why Choose Luna Maintenance for Groundworks

Groundworks is construction work under the Construction (Design and Management) Regulations 2015, and regulation 8 requires every contractor appointed to a project to have the skills, knowledge and experience to carry it out safely. Our CHAS accreditation is an independent check of exactly that, which you can verify before we start.

Our own fleet on every job. From the 14-tonne excavator to the minis and dumper, the machine you need is already ours.

Accuracy built in. iDig machine control on the excavator helps hold levels and depths across the dig.

Trained for the whole job. CPCS-carded on plant and confined space trained for drainage chambers and deep excavations.

A close team of five. The people who quote your groundworks are the people who carry them out.

Your Contractor: Ross Kitto

Luna Maintenance is led by director Ross Kitto, who brings 29 years in the trade to every groundworks job. He formed the company in 2023, and today leads a team of five covering plant, excavation, drainage, concrete and surfacing, so the work is carried out by our own people.

The company is CHAS accredited, a Constructionline Gold member and fully insured.

“We look at every detail, down to the smallest, because the groundwork is the part of the job everything else stands on,”

says Ross Kitto, director of Luna Maintenance Ltd.

What Your Groundworks Quote Covers

Every groundworks job is priced after a free site visit, because the ground itself decides much of the work. Your written quote sets out:

the scope: clearance, excavation, drainage, foundations and bases
the depths and dimensions, taken from your drawings or agreed on site
the machines needed and how they reach the work
what happens to the spoil, including muck away arranged as part of the job
the materials, such as stone for the sub-base and pipe for the drainage

If the ground turns out to need something different once it is opened up, we talk it through with you before the work carries on.

Groundworks Questions

What does groundworks include?
Groundworks covers everything that happens to the ground before a building or surface goes on it. That usually means site clearance, excavation, setting out, foundations and footings, drainage, and the sub-base for slabs and surfaces. On a new build it is the whole first stage of the project; on a smaller job it might be a single base or a run of drainage.
How deep do foundations need to be?
There is no single depth. Building Regulations Approved Document A sets the structural requirement, and the depth depends on the bearing ground, nearby trees and the load the foundation will carry. Clay, sand and rock all behave differently. Your engineer or building control officer confirms the depth, and we dig to it.
Do you do groundworks for new builds?
Yes. We carry out the full groundworks package for new builds, from site clearance and setting out to foundations, drainage and the base for the slab. For self-builders and builders, we take the project out of the ground, so the build starts on foundations that are accurate, level and ready for the next stage.
What happens to the spoil?
Where it suits the job, spoil is reused on site, for levelling, landscaping or backfilling. Where it needs to leave, we can arrange muck away as part of the work, so you are not left with a heap to deal with. What happens to the spoil is agreed at the site visit and set out in your written quote before the job starts.
How long does a groundworks job take?
It depends on the size of the project, the ground conditions, access for machinery and the weather. A single base is a short job; the groundworks for a new build run in stages alongside building control inspections. After the site visit, we talk you through how your project would be sequenced, so you can plan the rest of the build around it.
Can you work on tight-access sites?
Yes. Our two 2-tonne mini diggers and 1-tonne dumper are built for narrow access, back gardens and sites where a larger machine cannot reach. On a mixed site we can use the minis for the tight areas and the 14-tonne excavator for the open ground, so the job is never held back by the access.
Are you CHAS accredited?
Yes. Luna Maintenance Ltd is CHAS accredited as an SSIP Contractor (CDM), membership 179407, and a Constructionline Gold member, registration 1430139. Both are independent assessments that main contractors, farms and developers check before they bring a contractor onto site, and we are happy to provide copies of our certificates for your records.

Ready to Start Your Groundworks?

Send us your drawings or an outline of the project, and we will come and walk the ground with you. The site visit and the written quote are both free.
